Your own manager does the legwork
Your caretaker stays, as before. What the agent did on the ground (showing empty units, chasing late rent, checking tenants out) can go to a manager who works for you, not for a cut of your rent.

How we worked this out
We kept the agent's side on the low end, so the real gap is often bigger.
- Agent's cut: the percentage you set, on all rent collected, every month. Most Kenyan agents charge 5% to 10%, some up to 12%.
- New-tenant fee: about 15 of every 100 units get a new tenant each year, and the agent charges half a month's rent for each. Many charge a full month.
- Repairs: KES 700 of repairs per unit a year, with 10% added by the agent.
- VAT: only if you tick it. 16% on the agent's cut.
- Caretaker: you pay one with or without an agent, so their pay isn't counted on either side. A manager to replace the agent is counted only if you set their pay.
- Nyumba PMS: the plan that fits your units, at today's prices. Nothing taken from rent. Extra SMS beyond your plan are KES 1.50 each and not counted here.
- Every unit is let all year. Your own numbers may differ: move the sliders or type your own.
